Holiday dates are from November 20th to the 30th and Christmas are from December 20th to January 5th. Cancellations for non holiday dates outside of 90 days prior to arrival will receive a full refund of any monies paid less a $300 cancellation fee.  Cancellations of any non holiday dates between 60 and 90 days prior to your arrival date you will be refunded one half of all monies paid less the cancellation fee. Cancellations within 30 days of arrival will forfeit all monies paid to date with no exceptions. Cancellations for holiday dates will receive one half of all monies paid minus the cancellation fee outside of 90 days. Cancellations within 60 days of booked dates will forfeit all monies paid with no exceptions. “No shows” forfeit all funds paid. No refunds for early departures. All refunds will be made within 30 days of cancellation.
